Long Range Planning Committee – Public Summary of Meeting

The Long-Range Planning Committee held an informational meeting to review the park’s reserve (long-range) plan, funding strategy, and upcoming capital projects.
The committee explained that the Long-Range Plan exists to fund major repairs and replacements over time, helping the park avoid special assessments. Funds in the long-range account are restricted and may only be used for items identified in the reserve study.
An updated professional reserve study was completed using the same firm that conducted the prior study in 2016. The study spans 30 years and includes on-site evaluations, projected asset life expectancy, and replacement schedules. The full study is available on the Caliente website and in hard copy at the office and clubhouse.
Current long-range fund balances total approximately $571,954. The 2025 contribution was approximately $257,753, and the recommended 2026 contribution is approximately $300,000, with planned annual increases to address inflation.
Upcoming and planned projects include facility flooring, HVAC units, electrical upgrades, exterior maintenance, road resurfacing, and long-term vehicle replacement planning. Projects may be deferred if equipment remains functional, with funds reserved for future use.
Residents provided input on electrical infrastructure, lighting, safety concerns, and maintenance priorities. The committee reported that evaluations and contractor quotes are ongoing and that resident input will be considered as part of the long-range planning process.
Residents were encouraged to participate on committees and in board elections. The committee expressed appreciation for community engagement and stated that similar informational meetings will continue.
