Bingo Report

Well, here we are the beginning of 2026 and hoping we will have a Great Bingo Season this Yr.
This Bingo season started in October, and we have had low attendance which is very unusual
according to the past few years. But low and behold much to our surprise on January 7th we had the largest attendance so far, even though it was a rainy night we were Very pleased to see the die-hard Bingo Players venture out.
We had a very successful Christmas Party on December 10th for the Bingo workers,
which was very well attended.

The Progressive Jack Pot of $350.00 was won on January 7th, so now it is $100.00 in
50#’s, and the money ball is $251.00. Come on Next Wednesday the 14 th and try your luck.
I want to wish everyone a very Happy and a prosperous New Year, also a special
thanks to all the volunteer Bingo Workers And special appreciation of thanks to Paulette
Wojahn for filling in for me when I can’t be there.

Clubhouse Report
January 2026
Reporting Period December 1 – December 31, 2025

During this period, the Clubhouse hosted 11 meals and 1 dance, generating $13,922 in revenue with $8,556 in expenses,
resulting in a net gain of $5,366. Food costs continue to be closely monitored, and meal pricing will be adjusted as needed throughout the season.

We are preparing for a busy second half of the 2025–2026 season. Our first Buddy Beer event will be held on
Monday, January 19, with Prime Rib Sliders available for purchase.

 

Long Range Committee Report

There were no Long-Range expenses during the reporting period.
Capital Improvement Fees: $8,120 was collected during the reporting period (Year-to-Date: $108,040).

 

Construction Report

Reporting Period December 1 – December 31, 2025

During this reporting period, a total of 21 permit applications were submitted. All were approved.
All improvements residents make contributes to the overall appearance and quality of the park.
Please remember that a permit is required for any modifications to the exterior of a unit. An
orange CPOA permit must be visibly posted from the street before work begins and must remain
posted until the project is completed.

Compliance
January 2026
Reporting Period December 1 – December 31, 2025

During this reporting period, a total of 39 compliance violations were issued. Of these, 38 were
warnings. A total of $600 fines were assessed. with $500 attributed to a single owner who
continues to receive a weekly pet-related fine.

As noted in the Caliente Rules & Regulations, house numbers must be prominently
displayed on the front of each unit, including RVs, using large, preferably luminous, numerals.

As a reminder, all actionable complaints must be submitted in writing. Verbal or informal
complaints cannot be processed, as they are considered hearsay.

We will continue to emphasize this policy to ensure fairness and consistency in addressing
resident concerns.

 

Letter to the CPOA Board
December 5, 2025

To The Caliente Board,

I would like to request that the park install a basketball hoop for all residents to enjoy.
It could be put up in the vacant area behind laundry #4 – south.
I feel this would be a great asset to the park.
