Reporting Period: November 1 – November 30, 2025

There were no Long-Range expenses during the reporting period.

Capital Improvement Fees: $16,240 was collected during the reporting period (Year-to-Date: $99,920).

Clubhouse Report

Reporting Period November 1 – November 30, 2025

During the reporting period, the Clubhouse hosted 11 meals, generating $10,854 in revenue with $6,396 in expenses, resulting in a net gain of $4,458. Food costs continue to be monitored closely, and meal prices may be adjusted as needed throughout the season.

Volunteer participation remains a challenge, especially for meal and activity leads. The Monday evening BYOB with a light meal continues to grow each week, and the social interaction it provides is essential to the well-being of our community.

Special thanks to Brenda Moberg for her excellent work in organizing and maximizing the Country Store, which has now reached its full indoor capacity.

Ice cream has long been a Caliente favorite; however, current sales are not keeping pace with operating costs. We would like to continue offering this amenity, but if sales do not improve, we will need to evaluate its sustainability.

The Clubhouse staff is prepared and enthusiastic for a successful season ahead.

Construction Report
December 2025

Reporting Period November 1 – November 30, 2025

During this reporting period, a total of 48 permit applications were submitted. 46 were approved, and 2 were denied.

Every improvement residents make contributes to the overall appearance and quality of the park.

Please remember that a permit is required for any modifications to the exterior of a unit. An orange CPOA permit must be visibly posted from the street before work begins and must remain posted until the project is completed.

December 2025

Reporting Period November 1 – November 30, 2025

During this reporting period, a total of 4 compliance violations were issued. Of these, 2 were warnings. A total of $500 in fines were assessed. with $400 attributed to a single owner who continues to receive a weekly pet-related fine.

As noted in the Caliente Rules & Regulations, house numbers must be prominently displayed on the front of each unit, including RVs, using large, preferably luminous, numerals.

As a reminder, all actionable complaints must be submitted in writing. Verbal or informal complaints cannot be processed, as they are considered hearsay.

We will continue to emphasize this policy to ensure fairness and consistency in addressing resident concerns.

We have been working on a proposal to rebuild the miniature golf course. The original location was at 4 north and the proposed location is now at 4 south.
The original plan was to remove all the concrete and flatten out 4 north with new concrete surface to accommodate a nine whole putt, putt golf course at a cost of $30-50,000 just for the concrete alone. Our committee, making the proposal has deemed that the old course at 4 north could be repaired and be used for Cornhole or bachi ball. Making 4 south the new destination for a putt putt Golf course.
Today December 1st we marked out 4 south into nine different holes using chalk. To show what a 9 hole course could potentially look like. The plan moving forward would be to secure materials That would withstand the elements here in arizona and become an activity All ages will be able to participate in… And eliminate the eye sore of these areas.
Again, we are in the beginning stages of this. And we have many talented people here in the park that might be able to contribute in small ways to get this project done. Looking forward to see where this go

CALIENTE CASA DE SOL PROPERTY OWNERS ASSOCIATION
STANDING RULES FOR 2026 ANNUAL GENERAL MEETING

Rule #1. IDENTIFICATION AND ADMISSION

  1. Only CPOA property owners, CPOA Park Manager, and CPOA Board
    recorder will be admitted to the meeting.
  2. To facilitate identification, owners shall be required to wear Caliente
    Casa de Sol badges identified with 2026 in a visible area, above the
    waist, where they can be easily seen.
  3. Anyone leaving after the meeting begins will not be permitted back
    into the meeting.

Rule #2. REGISTRATION

  1. The registration/election committee will register certified CPOA
    owners beginning at 12:00 noon in the clubhouse.
  2. Owners will be registered and provided ballots in accordance with the
    Caliente Casa de Sol Election Procedures manual. (If they have not already voted via electronic ballot/absentee/or drop box).
  3. Registration of Owners and distribution of ballots will cease when the
    meeting is called to order by the presiding officer.
  4. Directly after the opening of the meeting, the election chairperson
    shall report to the President if a quorum has been established.

Rule #3. MOTIONS

  1. All motions to be considered must be delivered to the President following adoption of the standing rules (December board meeting) but not later than 1:00 p.m. Wednesday January 7th, 2026. Motions must contain a clear description of the intent of the motion, as well as the governing Caliente Casa de Sol document(s) affected by the motion. Motions offered by individuals shall be made in writing and signed by the maker and the individual seconding the motion. Motions will be numbered in the order they are received.
  2. On January 13th, 2026 each owner making a motion shall be given an opportunity to explain the motion before a vote by the Board of Directors to place that motion on the ballot. Time for the explanation will be limited to three (3) minutes.

Rule #4. DEBATE

  1. Prior to debate on any motion, the Board of Directors will address the
    issue
  2. No owner shall speak in debate more than once on the same question
    or longer than two (2) minutes.
  3. The presiding officer may limit total debate time.

Rule #5. NOMINATION AND ELECTION OF DIRECTORS

  1. The nomination and election of Directors will be conducted as set forth
    in Article V, Section 4 of the Bylaws.

Rule #6. VOTING

  1. Manner of voting shall be in accord with Article II, Section 6 of the
    Bylaws of CPOA and the Caliente Casa de Sol Election Procedures
  2. Absentee/Electronic Ballots shall comply with Article V, Section 3 of the Bylaws.
  3. Voting on Motions and Board of Directors
  • All motions will be identified by number as received. They will be
    read again before voting. Owners will then mark their ballot according to the number of the motion being presented.
    Upon completion of motion number one, the process, if required,
    will be repeated until all motions properly received are voted on.
  • Voting of Board of Directors will follow motion voting. Each candidate will have opportunity to speak for 2 minutes each and an additional 2 minutes if there are any questions from owners.
  • Upon completion of Motion Voting and Board of Director voting, the entire ballots will be collected.
  • Ballots will be counted.

Rule #7. PARLIAMENTARY AUTHORITY

  1. The rules contained in the current edition of ROBERTS RULES OF
    ORDER NEWLY REVISED shall govern the meeting in all cases to which
    they are applicable in which they are not inconsistent with the Bylaws
    of CPOA.

Caliente board of directors,

  I am requesting permission to have 3 dogs at my home for 2 weeks in December, 3-16, as my friends are going on a cruise. I usually only have the one dog but they got a puppy over the summer so now with my dog it will be 3.

I understand the Caliente Social Club is no longer having Buddy Beer nights due to all Liquor licenses being dedicated solely to Spring Fling. I am requesting a review of this decision as the Buddy Beer events were enjoyed by so many people.  At every Buddy Beer event I have seen the clubhouse was full of happy fun loving residents and significant funds were raised.

The Caliente Pickleball club has participated in many of these super fun successful events and would welcome an opportunity to do so once again.
